Investors do not design for themselves. That is the first rule.

You are designing for a tenant or a buyer. They have a budget and a checklist. Your job is to get the property over that line, at a cost that protects your return.
Know your end user
Start with who will live there.
- Young professionals want low-maintenance, well-lit, flexible space and good storage.
- Families want durable finishes, practical kitchens and room to spread out.
- Downsizers want comfort, light and easy living.
- Buyers at the premium end want quality, calm and a sense of arrival.
Every decision follows from this. A finish that delights a buyer may be wrong for a let.
Where design adds value
Not everything pays back. The best returns often come from changes that improve how a home feels and works.
- Layout. Rooms that flow, and space that is used well, matter more than trim.
- Light. Bright rooms sell. Good lighting design makes them feel bigger.
- Kitchens and bathrooms. They carry weight in buyer decisions. Plan them well. See our guides to planning a kitchen layout and designing a luxury bathroom.
- First impressions. The entrance, hallway and front room set the tone.
- A cohesive scheme. A property that feels considered looks more valuable than one that feels pieced together.
We look at the wider question in does interior design increase property value.
Where money gets wasted
- Over-specifying for the area.
- Highly personal taste. Bold choices put buyers off.
- Cheap fixes that fail quickly.
- Ignoring maintenance and wear for lets.
- Skipping the plan, then paying for changes on site.
A clear budget and a signed-off scope stop most of these.
Design for the numbers
Treat the interior as part of the business plan.
- Set the target price or rent.
- Work backwards to a design and fit-out budget.
- Prioritise the spend that moves the number.
- Add a contingency.
- Review at each stage.
A designer who understands this will push back when a choice does not earn its place. That is a feature, not a flaw.
Presentation matters
Staging is part of the design. Furniture that is the right scale, a neutral palette, good lighting and a few well-chosen pieces help buyers imagine living there. Photographs sell the viewing, so the property has to photograph well.
